Greenwood Court is a well-regarded 35-apartment development set on a quiet tree-lined cul-de-sac, just a short walk from Epsom town centre. Built in 2004 by McCarthy & Stone, it offers one and two-bedroom apartments across four floors with lift access throughout.

Oakmead Green, Epsom (KT18 7JS)

Holly Court, Leatherhead (KT22)

Gunters Mead, Esher (KT10 9HJ)

Because the two developments share a community and management structure, buyers who register interest in one are often made aware of availability in both. For buyers who prioritise connectivity easy access to Kingston, Surbiton, and London Hinchley Wood is genuinely hard to beat at this price point.
What to Check Before Buying a Retirement Property Under £200k in Surrey
Buying a resale leasehold retirement property is different from buying a standard flat. There are a few things worth understanding before you make an offer.
Service charges and ground rent
All leasehold retirement developments charge a monthly or annual service charge that covers the cost of the development manager, communal area maintenance, buildings insurance, and shared facilities. In the developments listed here, service charges typically range from around £150 to £350 per month. This is a genuine ongoing cost that needs to factor into your budget
Ground rent: Following the Leasehold Reform (Ground Rent) Act 2022, ground rents on new leases are now capped at a peppercorn (effectively zero). For older leases, ground rent terms vary, check this carefully with your solicitor.
Age restrictions
All the developments listed in this guide are for residents aged 60 or over. Some have a minimum age of 55.

Not all retirement developments are equal in terms of facilities. If mobility aids are a consideration now or might be in future, confirm the arrangements before committing.
Stairlifts on communal stairs
If you’re considering a first-floor property in a development without a lift, it’s worth knowing that fitting a stairlift to communal stairs is often possible. Most developments will permit it subject to a maintenance contract being in place and an agreement to remove the stairlift when the property is vacated. It’s not a given, so check with the development manager or managing agent before proceeding but it shouldn’t be an automatic barrier to a first-floor flat.
A useful question to ask: How often does the development manager visit, and what’s the process for reporting maintenance issues? The quality of day-to-day management makes an enormous difference to life in a retirement development.
